Little Falls First is comprised of concerned Little Falls residents
who are fighting against the Zaida Housing Project on Reed Street in
Little Falls, NY. Zaida is a 138 unit, Section 8 commercial housing
development concept that is forcing itself between some of Little Fall's
prime real estate, proposed by Pennrose and Rock City Development, in
conjunction with ICAN.
Key Negative Impacts
- Little Falls has a poverty rate upwards of 30% -
Concentrating low income residents does not lead to economic mobility.
Diverse economic neighborhoods grant families opportunities and mobility
to climb ranks.
- Small, shrinking tax base that can not afford to
absorb the fees associated with the extra services and resources needed
to support this project.
- Infrastructure reconfiguration, including rezoning of residential
areas, will result in neighboring property values
decreasing.
- The housing development proposed is simply not in keeping with the
character of our neighborhoods and community.
- No guarantee this is for Little Falls residents.
- Environmental Impacts:
- Construction could result in bedrock disruption and soil
erosion.
- Flooding due to water to run off into the local watershed and
surrounding creeks and streams.
- No public transportation.
